What is the ISG Real Estate Equity Fund

The ISG Real Estate Equity Fund (The Fund) is designed to provide investors with the access and opportunity to participate in property projects in a risk mitigated way. The Fund’s objective is to deliver returns to investors by identifying and participating in suitably vetted real estate projects and transactions that have well-defined risk factors with known mitigants. The Fund seeks to deliver to investors investment opportunities that exhibit a risk mitigated downside with a potentially enhanced upside. The Fund obtains its returns to investors by participating in real estate projects and transactions (investment opportunities). Investment opportunities include property developments, commercial property, and other opportunities presented where real estate is the main underlying asset.

Investment opportunities

The Fund seeks investment opportunities in a broad range of property sectors such as residential, commercial, industrial, retail and other specialised real estate sectors. The Fund also seeks opportunities in a broad geographic area, but will mainly be focused on transactions in major capital cities and commercial hubs throughout Australia.

The Fund provides investors with the opportunity to invest in all investment opportunities as a whole or an investor may choose specific investment opportunities. This provides investors with the ultimate choice as to how concentrated or diversified they wish their portfolio to be in this asset class.

Each investment opportunity is arranged in the form of a separate class of units. These separate classes provide a degree of protection and separation from other investment opportunities to reduce risks. For each investment opportunity investors will be provided with a Supplementary Product Disclosure Statement (SPDS). The objective of the SPDS is to provide investors with the necessary details of each investment opportunity to make an informed decision about the investment opportunity and if it is suitable for them.

It is likely that investment opportunities will include exposure to preference share or note offers. Investor returns will either come in the form of income or capital growth the particulars of which may include but are not limited to the following forms:

  • Regular income payments where capital is returned after a set period or a particular investment opportunity event.
  • Semi regular lump sum income payments where capital is returned after a set period or a particular investment opportunity event.
  • A single lump sum income and capital payment where the capital and income is provided after a set period of time or a particular investment opportunity event.
  • A single lump sum capital payment where the original capital and capital gain is provided after a set period of time or a particular investment opportunity event.

Each investment opportunity’s SPDS will detail the form in which capital, income and or capital gain will be delivered.
